Property values are sure to rise with the new Alamo Drafthouse/Parkside Village shopping center going in.

Torpedo Joe, you're looking all over the forum for where the California people can be found. Might I suggest, if that's the most important thing to you, trying looking in California?

I think you'll find that they're not in some Cali-ghetto, but spread out all over the area.

Are you talking about Travis Country or Travis Country West? Very different neighborhoods and a couple of miles apart. The main difference from my perspective is shopping. Travis Country West, which is the newer area with larger homes, is further from most shopping. Shady Hollow can be a mess down Brodie Ln. Circle C is fairly hot right now. I've sold two houses in Circle C just in the past couple of weeks, and I'm listing a new one on Saturday. The buyers are there!

I've lived in Austin for 11 years. There are some of us that welcome new retail/restaurants. It does drive up values.

Unless prices have dropped in Travis Country, there was very little in 325K range when we were looking a couple of years ago. We were looking for a four bedroom or three bedroom and office and there were maybe two listings at the time. We ended up buying in Circle C because we were able to get more for our money. Circle C is fine in the sense that we are able to hop on Mopac fairly quickly and get downtown in about 10 minutes (off peak). We like that proximity to town.

We considered Shady Hollow (prices a little lower, lots a little bigger) but the traffic mess at Brody and Slaughter ultimately drove us away.

I think with 325$ budget you should be available to find good options in Circle C. Very good neighborhood, good schools with little to no traffic congestion.

If you want to go farther west, you can try dripping springs. When we last checked, ~5-6 months back, they had good floorplans for 300K.

A lot depends upon your requirements and where you work. Assuming you would somewhere around Downtown, I think Circle C is best option for that budget.
