The new build or the smaller one on the curve? Those giant new builds on old lots are so gross. That one towers over all the other houses.

ok if you add downtown views as a view, then maybe. I was originally thinking hill country or lake (big nature views).

Check some homes in mueller if you were looking for a more urban upbeat community. If not, move to Lakeway or bee cave. That’s where most of the high-end homes are with great views! What exactly were you looking for though?

Also, for nice views, consider Travisso. It’s relatively far from basically everything but it’s great for views and is definitely one of my favorites.

When you’re near the Wildflower apartment complex on the Mueller trail, there’s a slight turn that can be taken to get a perfect view of downtown/campus on Manor. I stop and pause to look at the view every time I make the turn. Agreed you won’t get the space, but you can get a view of downtown in Mueller. Maybe one of the houses on the other side of manor/EM Franklin roads you could get the same view?

As a reminder, Im not moving. Im more just wondering what streets in austin can meet all of the criteria.

Maybe Travis Heights, not so sure about the walk-ability to stores though.

It's rare (anywhere, not just Austin) to find a home that has all these things. Partly because areas with views and water access typically aren't next to the coffee shops and grocery stores. Not impossible---I've been to a home in Tarrytown with a view that is less than .5mi walk from shopping. And a similar one in Westlake. Neither of them would be my dream home, though.

Most every home has trade-offs, even the more expensive ones. It's all about prioritizing what matters most.

I know many people whose main criterion is something that doesn't even make your list, quality of public schools.

I understand that. That’s why I said those areas. It’s a very random spot for a view. Not sure where I stayed you were moving in that post.
