I just did the ABOR search for my zip code (78749), and only two houses came up - one for $350k, but it is a 2-story, 1,200 sf 1987 build. On the bright side, there is no HOA.

The other is 1.2 MM and is 2.15 acres fronting Wm Cannon. The house is 2,100 sf and a 1939(!) build, although looks to be quite updated. A nice pool and back up to Williamson Creek.

Boise is actually a "fun, hip place to live", this is a big part of its attraction to people moving here. It's a blue city in a red state, so it grinds against the politics of Idaho. Downtown is more vibrant than many larger cities downtowns and has an impressive selection of shops and restaurants and breweries. It also has one of the best coffee scenes in the NW.

When you say 'that subdivision', which subdivision do you have in mind? Bluffview or Travisso?

Whether the prices are temporarily inflated or whether this is new normal for Austin, probably time will tell. I have seen these scenarios play out in other parts of the country where I said these price are outragious for the area, but a year later I was proven wrong. Especially with the tech tailwinds that Austin has going for itself, I won't be surprised if the same scenario plays out again.

People might be overpaying; But, maybe it makes sense for their living situation. If someone was buying for investment purposes, then it doesn't make any sense. I agree with you.

You never specifically did but from various posts I kind of gathered that you were irritated by the increasing costs of housing pricing locals out and assumed you were wanting to buy.

Both actually. And you're right, time will tell. I'm just telling you that I wouldn't feel bad for 'losing' out on that 60k lot. Maybe widen your home search area. Why Leander specifically? What are you looking for specifically? Price range? Are you open to homes that aren't new? Where are the job(s) located? While I know you don't want to uproot your family a second time, when moving from another state it really is better to rent a year to see if where you think you want to live is actually where you want to live. That's just my unsolicited suggestion. If you're not getting a lot with a hill country view, or your job isn't along the 183A corridor/NW Austin, then what you find in Leander you can find elsewhere.
