Circle C has a splash pad in their baby pool with a slide, playstuff, etc. Don't know about the new pool as it was still in discussion when I moved away 2 years ago. Circle C has a fantastic shopping area in Escarpment Village. The HEB down there ROCKS. Don't know about Steiners. Circle C has great parks nearby in CC Metropolitain and Dick Nichols. Plus you have the veloway right there for safe cycling and roller blading. Dripping is 20 minutes from Circle C the wrong direction from downtown. But is very nice too. I would like to recommend other places but I think you are hitting on the two best for having all the options you want in your price range. Personally I think you will like it in either although I think CCR is much better located over all. My husband had many jobs in our 7 years in CCR and only one time out of four would we have been better off in Steiner and it probably would have saved him 10 minutes each way over CCR. Although when we were buying, Steiner was priced higher than CCR per sq ft.

And Austin-Steve, I am guessing CCR wins that one?

Jan-May 2008 compared to Jan-May 2009

Avg Sold:
Steiner down from $429,902 to $364,821, a 15% drop. Days on market has gone from 88 to 101.
CCR down from $349,142 to $322,029, a 8% drop. Days on market went from 78 to 76.

This excludes new home sales. It's resale homes only.

Median is currently $323K in CCR and $296K in Steiner.

Circle C is virtually built out and done. Very few remaining lots to be built, only a handful. From an investment standpoint, this is much more desirable because new homes won't be competing against resales. I'm not sure how far Steiner has to go to achieve build-out, but it's not as close as CCR to being completely built out.

I would suggest Belterra -- very nice quite community, with brand new school. Commute is 20 min for me in the morning, going the back way through the hills and no traffic. I love it! You get a lot of house out here for your money and the area is really starting to take off, so you should see a good appreciation on your investment.
