this house recently sold for $1.7:

It's beautiful but someone paid almost 2 million for it and it looks like it needs a TON of work. That's a lot of money to pay for a big home in area with a good amount of crime. It's nice how it's up on a hill though. Somewhat sheltered I guess.

id consider those homes to be deals. Especially the first one. 1.7 M for 9 bedrooms 5 bathrrom, huge lot, 6060 square feet near public transit. In the middle of massive inflation. Even with 350,000k in renovations you still did well. Crime certainly affects the price.

Did a quick look around.

5 bed 9 bath for a cool 13.5M in Cambridge.

6 bed 7 bath for the low price of 6.5 M in Brookline

5 bed 3 bath for 2.95 M in Cmabirgde

7 be 6 bath in canton for 2.8M

8 bed 8 bath 3.2M in Newton

This is what happens when you dont build new housing.

You can thank comrade chairWumyn for that homie, developers are not charities and won't build if they're required to give away a large number of units for next to nothing in the name of centered green new equitable racial justice.

I'm not sure i'd consider a home that is 1.7 million dollars and near Geneva Avenue to be a deal. It would be a better deal if the neighborhood had way less crime. Of course Cambridge and Brookline cost more. Location, location, location. People value different things I guess. If someone is hell bent on a nice victorian home and doesn't care about crime, has no kids it could be perfect.

You wouldn't- but it is.

The crime is what makes it that low. Itd double in price if not triple if it were near Jamaica Pond.

Exactly. We know you dont care about crime but some of us do and prefer not to be around it. If someone else wants to pay 1.7 million for that house good for them.
