I can imagine a bullish scenario where Asian and Latin American gentrifiers form the next wave of demand for "nice," but I agree that the potential pool of white gentrifiers is running thin and the demographics do not favor another wave coming along in the next few years.

I don't think Rogers Park could ever be fullly gentrified, which is fine. Things there change not only from block to block but from building to building.

Humboldt park is similar in some ways but with no skyscrapers, so it's a bit more possible but probably not anytime soon. Plus unless Garfield Park becomes a hipster paradise I doubt Humboldt Park will completely be.

Chicago is a bit weird like that. Things can change dramatically from block to block or building to building.
