Which Cities are being Transformed the Fastest it will make your head spin? "Culture change, Urban growth, Gentrification, New Highrise Tower and condo construction"...

Tampa/St Pete area (Tampa Bay) - both have tons of new developments, growing populations of millennials, and overall a positive future. If this area can pick up the speed on attracting good paying white collar jobs I truly believe it will grow to be in the top 10 population wise eventually, or very very close to it. We def have work to do here still to make this a reality, mainly public transportation and smart growth polices.

I've been impressed with the building in Nashville. I am impressed with the cultural transformation of Atlanta. I am impressed with the job growth of Dallas Ft. Worth.

There seems to be a lot of people from Chicago everywhere I go. Los Angeles and New York City & state seem to be spreading all over the south.

I think I counted 12 or so construction cranes in downtown Charlotte when I was there last month.

"Moving to the most" and "transformed the most" are two different things, and may not lead to one accurate result/city. Would have probably been better to have chosen one or the other, for this to make sense.

It's all General here, some can be Opinion based off of feel, especially if you have lived some where for years and have lived through the Changes. More facts can be given when it comes to Migration info, building info, etc. if some have facts,, Facts/stats are always great! Mentioned both so it can bring Stats and Opinions/ Feels Together all in one for true real life comparison.

All sunbelt cities are receiving massive growth but I think Miami is on a different plane from any of them. Most sunbelt cities just grow outward and have more sprawl - whereas Miami can literally not do that (sandwiched between the everglades and the ocean) therefore it's growing vertically.

It's now the only sunbelt city where a substantial portion of the population lives in highrises - third in the USA after NYC, and Chicago with no sunbelt cities even approaching Miami in this regard.

Demographically, Miami continues to become more foreign. South Americans and people from the Caribbean (and Europe) continue to flock to Miami whereas people born in the USA keep going north. Miami is now the most foreign born city in the USA, and this will only get more pronounced.
