Dude, Ive been to Tysons hundreds of times. I lived 5 miles away. It's not walkable at all. People HATE walking there. A friend works nearby a Whole Foods and says there is almost zero foot traffic, pissing off the developers.
Irvine isn't walkable either, but to say Tysons is far more walkable is hilarious. The only advantage it has is the metro , which is fairly new. I wil take South Coast Plaza over Tysons Mall in a second. The first Tysons mall is pretty dated.
When I said it's like Tysons, I meant the dozens of 10-15 story offices buildings. Tysons is mostly that, not 30 story buildings. They're both spread out office areas. There's only a few of Tysons/Irvine areas in the entire country.
To really be walkable, Tysons and Irvine needs to bulldoze damn near half of the office complexes and start over. Otherwise, it just isn't going to happen.

At least Tyson's has four DC metro rail stations right through the center. Irvine has one single commuter rail station. Tyson creams Irvine in terms of TOD.
I'm not saying Tyson's is Manhattan when it comes to walk ability and transit but it is admittedly better than Irvine. And yes, I realize that Irvine is denser than most NoVA suburbs but Tyson's is a pocket of urbanity.

Yea I used to live in DC and have been to Tyson's. Yeah, impressive looking skyline, but not really walkable, not even like Ballston or even Pentagon city.
He likes to say Tysons is so much more urban.
Its the same damn place, not counting the metro rail.
As I said, that's very new.
People in DC OR even Maryland loathe Tysons. You would hear commuters complain about working there on a daily basis.
The Beltway crowd definitely favors 4 or five inner ring burbs. Everything else may as well be in North Carolina to them.
