You are probably trolling at this point, but I want you to show me one place or even a single property you think "runs cirlces around philadelphia's nicest suburbs".

We've only mentioned several of them numerous times throughout this thread but ok.

This has really gone off the rails.

Atlanta doesn't 'count' anything, but you already know this. Take it up with the Feds, we have no control over commuter share between Counties.

Holy hell, use your brain.

Villanova, Swarthmore, Gladwyne, Wynewood, Radnor, Wayne, Haverford, New Hope, Easttown, etc. Those are just a few off the top of my head.

You've literally just described a massive chunk of the Philly suburbs.

Main Line: https://goo.gl/maps/U4tvwFbyK26Fv45SA
Brandywine Valley: https://goo.gl/maps/Fyddco6fg7Ly2wzv6
Huntington Valley: https://goo.gl/maps/XKppLDxsJBnWQdW3A
Upper Bucks County: https://goo.gl/maps/wH62f6LDLQRgwRad9
Southern NJ: https://goo.gl/maps/bARyGHwZdcuDEaeV8

All different sections of the metro.

And again, with more rigorous planning and stricter zoning, the Philly 'burbs actually don't feel as paved over as the vast majority of major metro regions (I'd say all with the exception of Boston).

If assuming that I'm trolling is how you rationalize my opinion in your mind, then cool.

Lenox Park
Rosewell
Sandy Springs
Buckhead (as we've already discussed)
Norcross
Marrietta

That Main Line street view was pretty nice.

Gladwyne is not a city and it like Chesterbrook has less than 5000 residents,They are both almost 90% white also like most of Phillys most affluent areas
Considering that all the nicest subiurbs of Atlanta are growing faster, you are the minority in that thought.
