i think we will be in the spring ranch area how is that area is it a clean area hows the crime rate

Springs Ranch, Claremont Ranch, lots of areas in 80915 are military as it is so close to Peterson. The Old Farm area where I live (about 5 minutes northwest) is 80917. If you are looking on maps, it is near the Costco off of Barnes and Peterson.

As in any neighborhood, there are sections that show owner pride with nicely kept up yards, paint, etc... Other areas are not. I don't think you'll have a problem finding something in a nice neighborhood in any of those ZIP codes in that price range.

I think you'll fit in fine in any of those zip codes. I'd encourage you to spend some time looking and take the time to talk to people who are outside to get a good feel for the neighborhood.

Consider Claremont Ranch or Falcon. Claremont is just outside the city and outside PAFB gates. New homes, new neighborhood. One caution is that they are more than five miles from their "assigned" fire station. Because of an agreement with Cimarron Hills (80915) Fire Dept, your insurance rate would be the same as in town. BUT, if that agreement ever goes away, your homeowners insurance could skyrocket.

Falcon is about 8 miles away, but it's all four lane, 65 mph. Good selection of homes in all price ranges. Some places have covenants, some don't. Falcon School District 49 schools (same as 80915, most of 80922). Area is safe and multicultural.

BTW, there is one nice tax advantage of living in the county of El Paso (some parts are called Colorado Springs) and the City of Colorado Springs. El Paso County taxes are much lower and if you buy items and have it delivered (i.e. furniture) you will pay a 4.something% taxrate vs. 7.4%. However, the rates you pay for water and sewer will be higher.

I'm retired military and live in the Spring Ranch area. Very nice neighborhood. I've walk the dog late at night and feel safe. We've lived there for 6 years. Everything is close by with the shopping centers and Peterson.
