What about the homes in east of 2499 and south of 3040. This area seems to be not that much populated and 1-2 mile near to 121. There are some open spaces, big buildings and creeks. These come under BLUEBONNET elementary and Shadow Ridge middle. Prices seems to be little less than pre owned homes around and beyond 2499 and 3040 crossing. Looks like there are not many homes on sale west of 2499 until 3040.

Love the area and some great subdivisions like Bakers Branch. Much of that area is zoned against residential and will only have 2 story warehousing similar to west Coppell due to flight restrictions of DFW airport.

Thanks for providing lot of information. Zoning by DFW airport, explains those empty lots near 121. There is a plane noise in this area. As we drive closer to 2499 and 3040, there is not much of plane noise. One house I checked out in this area, is backed up to creek which is deep and not maintained.

Lot of traffic on 2499 during evening towards FM. It is backed up to all the way to 635.

Hi Big G,
I need to look into area zoned to Jasper HS right? North Plano seems to be too far from my existing work place (Las Colinas and Luna). North Plano is little far away even to 635.

Other thing is about creeks. Do we need to avoid homes very close to creeks with West Nile issues.

You are being diligent but probably over analyzing the house purchase. School ratings change every year and your kid being in kindergarten, I think your focus should be more on locations near elementary schools. You can't go wrong in any of the areas you are currently looking.You are more likely to find more company for your kids to play and socialize for houses near elementary school than high schools or possibly just walk to the school. Again look for a more diverse school or location. I think developing social skills is more important than academics specially in elementary school.

Thanks for your suggestion. I am just referring to whole area feeding into high school. We will definitely look into specific elementary school before buying within that HS zone. Plano area is so big. It is very confusing to understand school feeding system.

You can look near Jasper or near Barksdale but Barksdale area would be better for your commute to LC. Flowing water is safe and so are creeks. It's stagnant & standing water that can be a concern. I'm myself looking for a home backing to creek, lake, green belt or golf course. It's much better than backing to someone else's house or an alley.

Thanks for the info. We checked few homes in Plano around Daffron elem and Skaggs elem (Russell creek park). Liked the homes around this area. Skaggs, Wyatt and Rice schools seems to be best in Plano. Except driving to Las Col is going to be time consuming and expensive.

Is it common for sellers to keep mineral rights in Flower Mound area? We are trying to find a home near Flower mound cross. But Wellington community further on Flower Mound rd seems to have relatively newer homes. Any one familiar with all these Wellington projects and their typical build years. Between 3400 sq ft vs 3000 sq ft home, does it cost a lot to maintain larger one. Thanks for the help.

Wellington is a master planned community in Flower Mound with numerous sub divisions. Most houses in Wellington are built from between 2000 through 2006, the initial sub-divisions starting in 1995. If you are looking for new houses, Khovnanian is building them in Wellington Manor - a new subdivision near wellington athletics club . You can find lot of information on the Wellington HOA website including all the amenities they offer.
Wellington of Flower Mound - New to the Neighborhood?

Houses in Wellington goes fast sometimes with multiple offers specially in a strong housing market this year. You have to act swiftly if you like something. If you haven't, engage a good real estate agent. They can give you most of the detail information you are looking for house maintenance, mineral rights, mortgage.etc.
