Ours is a 1.5 car, house built in the 1970. I'd love a 2 or 3 car garage and would love to get rid of some of my too-huge front yard to add more garage space, but doubt the city would allow that.

If you are buying 2 car garage, make sure you have some space to keep stuff (mower, tools, plants in winter etc..,) / attic space in garage. Every builder is designing bed rooms above garages now which removes attic space. With tight two car garage and without attic, it is going to be tight. I heard this space problem from some friends.

Currently, 8 car garage, 3 car garage and seperate detached 5 car garage w/ work area. Still not enough room. With one off at college that takes one out of one driveway when not home for breaks.

Not a fan of tandems if the ones stuck in the back are needed and you have to shuffle cars around. Our 5 car is tandem, that one does not hold daily drivers so it is not a huge issue. When we had it built we did it tandem due to lot location and to make it long enough for a travel trailer or RV as well as making the overhead door clearance 14'.

The biggest issue is you want to have what is considered the "norm" for your neighborhood. We had an oversized 2 car garage in a 3 car 'hood but we got lucky with buyers that weren't actively seeking that. We did hear about it in feedback from showing realtors.

This thread is so dear to my heart.
Our next home will have at least 6 spaces once I've worked my magic. I'll start with a place that has at least a two car but plenty of room to build a seperate garage (1/2 to 3/4 acre is good). A tandem is fine, but just not the preference.

Currently, I have a two car (19 x 19) that is a 3 car because I have 12 ft ceilings and a 4 post lift. So, yes, I store 3 cars in our garage at this time. No, we don't have a suv (small or large) as that would be a crazy tight fit in all honesty. We've been looking for a place for a while now, and once we find the right place (location, design, price, and land, etc.) we're set. Obviously, we're out on HOA neighborhoods.

Not really. Our friend had a lift in his garage. In an HOA. And I know of a couple people with 5 car garages in other HOAs. You just have to coordinate on design so it matches neighborhood aesthetics.

Actually now that I think about it I believe there's a 7 car in my HOA but that's within a porte cochere

We are in an HOA and have the separate detached 5 car garage with a lift as well in one space, holds 6 with lift.

Here is the kicker, if the house is in a very nice upscale neighborhood the chances are that there are outdoor kitchens and the like. These are "separate structures" that are not attached to the house. Many homes that are in the 500's and up, HOA's and all do allow a second garage. The exterior must meet the standards such as 80% masonry or whatever percentage is required. Brick has to match, roof line similar, etc. From the front, most people believe ours is attached. Has a large window that is framed out exactly like the ones on the front of the house, same carriage lights flanking the window, same roof pitch, etc. When the HOA was reviewing our application we told them that if they denied it then they could not allow outdoor kitchens, pool houses/cabanas, etc. That got their attention.
