Where did Ponder and Rhome come from in this discussion? Those are very different places than Sherman or Tyler.

Sherman/Dennison has manufacturing like Finisar, GlobiTech, Kaiser Aluminum, etc. Of course, they have the Texas Instruments Fab up there which has been a large employer for a long time, but that fab is being shut down eventually. They also have Food and Beverage facilities such as Tyson Foods and a few others. Not to mention more common employers that you will find in a small to mid-sized metro as they have hospitals, educational institutions (Austin College, Community Colleges, etc.), etc.

Tyler also has some manufacturing (Tyler Pipe, Delek) and Food Processing (John Soules Foods, Sanderson Farms), but has a pretty large medical infrastructure as a regional medical center for East Texas, plus they have UT-Tyler there.

Well, a lot of people from out of state have the idea that every place in Texas that isn't Austin is a tiny ranching community where people still hitch their horses in front of the post office (or to the saguaro cacti because, you know, Texas is a desert...)

We constantly see posters here who haven't bothered to look on a map and want a 4000 sq ft house near downtown Dallas with room for a pony and walkable amenities right near by, plus a good Serbo-Mongolian fusion BBQ takeaway restaurant, with top rated schools, for $400k. And then when we tell them "your'e dreaming" they get all p!$$y because we didn't answer their ONE EXACT QUESTION but instead gave some general advice.

In Sherman, there's actually an Apple supplier. Also near Denton, there is a Peterbilt truck plant. Out in Paris, about 90 miles northeast of Dallas, both Campbell Soups and Kimberly-Clarke have plants.

Tyler, Pilgrims Chicken is out that way. I think Greenville has an Igloo plant.

What about Rhome, Decatur, Alvord? What employers are up there?

Pilgrim’s facilities are in Mount Pleasant and Nacogdoches. Sanderson Farms is the poultry facility near Tyler.

Not sure about Igloo, but Greenville has a pretty significant manufacturing footprint with companies like L-3, Solvay (used to be Cytec), Fritz, etc. and some newer facilities going in (Sabert).

You are getting into some pretty small towns there. Oil and Gas industry has a presence there with some supply houses, fabrication companies, etc. Poco Graphite is probably the biggest plant out that way. There is a power plant near Bridgeport too.

some of the closing prices we tracked through realtors on 450k+ homes were 15-25k more than the list.. But some gone 10-12K more. most of the areas i m referring north west and north Dallas

I looked into the new construction starting price from the same plan in the same place, and it accelerated last month and the increase is the roughly the same amount as you described. I think during the first few month when they hit by Covid, they were running good incentives and those are gone now. That's what I believe, the increase in new construction is still dominated by market condition, and the increase of construction cost will affect the number of starts.

Using cost to estimate the bottom of the home price is better than predict the bottom of the stock market but I don't know by how much. My feeling is that it is a much better indicator, and at least you have something to calculated to.
