Developers plan new mixed-use project near Dallas’ Bishop Arts District

Quote:
Developers are eyeing a north Oak Cliff project that would include apartments and retail in a seven-story building.

The 138,000-square-foot project would be built in the 300 block of North Beckley Avenue near the Bishop Arts District, according to planning documents filed with the state.

Called The Art House, the $13 million development is being designed by Dallas’ Architecture Demarest. The project is planned as a joint venture of Strategic Builders, Omega Industries and My Count Solutions.

The building is planned to have 70 residential units with retail and restaurant space on the ground floor.

Construction would start early next year with the building completion projected in 2026.

The Oliver apartment building rising in the $2.5 Billion The Central development. I said in another thread, I can see Cityplace and Uptown (West Village) being another skyline with connections like Downtown and the southern part of Uptown.

Seen this on Reddit. Downtown is weakening as Uptown is getting stronger. An unfortunate trend…all I can hope now is that the convention center redevelopment sparks any new development.

Deloitte moving workers from downtown Dallas to new Uptown tower in huge office lease

Quote:
Another major tenant in one of downtown Dallas’ legacy skyscrapers is headed Uptown to a new building.

Professional services firm Deloitte LLP plans to relocate its Dallas office from the former Chase Tower to the 23Springs office tower under construction in Uptown.

Deloitte has been a major tenant in the Ross Avenue building – now called Arts District Tower – for more than three decades.

The 55-story high-rise lost its namesake tenant when JPMorgan Chase recently moved its downtown operations to a new location in the Hunt Consolidated building a few blocks away on Woodall Rodgers Freeway.

Deloitte plans to move into more than 100,000 square feet on four floors in the new office building in early 2026. It’s one of the largest recent office leases in North Texas.

30-story apartment tower proposal near Turtle Creek advances

https://www.bizjournals.com/dallas/n...l-validus.html

Quote:
A proposed 30-story apartment tower that could bring more rental options to the Turtle Creek area has gained a crucial approval from the Dallas Plan and Zoning Commission.

Luis Gonzalez's Validus Development Corp., which has built single-family homes and apartments in Highland Park and University Park, plans to build the 104-unit high-rise on a vacant three-quarter-acre corner lot north of Hood and Brown streets.

The commission on Feb. 1 approved the developer's request for changes to development standards to increase the allowable floor area while limiting the number of units for the site to the proposed 104, a response to neighborhood concerns about density and traffic.
Renderings just to jog anyone’s memory

Developer Hines files permits to start new Victory Park apartment tower

https://www.dallasnews.com/business/...artment-tower/

Quote:
Houston-based developer Hines has filed building permits to construct the next tower in Victory Park northwest of downtown Dallas.

Hines has already built the tallest building in Victory Park – the 40-story Victor apartments across the street from the American Airlines Center, home of the Dallas Mavericks and Stars professional sports teams. The 344-unit residential high-rise opened in 2021.

The developer’s new building permits are for another apartment tower to be constructed at 2371 Victory Ave. next to the One Victory Park office tower. The permits detail that the tower will include 480 dwelling units and an 835-car parking garage.

The value of the building permits add up to more than $150 million.

So THAT's what they're building by the Athena!

Actual Dallasites will know what "behind the pink wall" means!

I don't get the "5 stories or so", though. Drove past there the other day and it looks like 15 or 20.

And those renderings are such BS! Yeah, right, we've got two giant condo towers (the third one is just conveniently removed altogether) on a tree-lined boulevard with nothing around but trees. What BS!

Unless they are income-restricted (like through the low income housing tax credit program), those apartments are for a pretty well-paid workforce. Not your average food server, custodian, or warehouse worker (unless they have a working spouse).
