Whatever happened to development of the land with the leaning tower that was demolished on the eastside of North Central?

It’s underway. I posted an update about it a few months ago here and here. The first residential tower is topped out. The crane was taken down a few weeks ago.

Redevelopment of Preston Center in Dallas likely to move forward this week
City staff wants to see a deeper mixed-income housing component within the project that’s set to combine multifamily, office and retail.

On Thursday, the city plan commission will review a request to tie an increase in the project’s floor area ratio and height to a provision of mixed-income housing. The commission makes recommendations to city council on planning and zoning items.

“Overall, staff supports the applicant’s request because it will add an appropriately designed development while offering additional diversity of housing,” the city plan commission’s agenda said. “The project will include design and streetscape standards that contribute to a more active pedestrian experience along existing walkable retail streets.”

Initial plans called for a 180-unit multifamily tower and a 265,000-square-office tower with retail along Luther Lane between Douglas Avenue and Westchester Drive along the southern swath of the block.

Some of these are updates of previous projects, but the most exciting yet is the newly announced residential tower at The Crescent.

‘It’s the centerpiece of Uptown’: The Crescent to add residential component
Crescent Real Estate LLC has plans to add a multifamily tower and ground-floor restaurant to the edge of its iconic Dallas development.

Located on the northern end of the complex, Crescent’s proposed new structure, dubbed Crescent Point Tower, would cover what is primarily a small park and a parking garage entrance.

The tower would include about 215 apartment units, set to rise as high as 415 feet across 30 levels. The units would be large, averaging 1,675 square feet.

A ground-floor restaurant and abundant tree cover, along with green space and widened sidewalks, has been worked into the corner’s design to enhance public-realm activation.

Here’s an update from this Instagram post of the Victor Prosper Phase II mixed use development. I love the exterior. It looks like it has been there for a while. I like that. It blends in well with the historical core of Bishop Arts. It’s extending the historical streetcar node down 7th street to Zang, where a lot of new development has been built.

This is for the lurkers or just the curious lol
In this video taken less than a week ago, you can see the facade in the Instagram pic at 7:15 (and the streetcar stop). At 12:45, you can see the Madison Ave and 7th St side, which will have restaurant space on the ground floor. Kinda unrelated, but it’s cool seeing development popping up along the streetcar line starting at 4:00 to 7:00. Still a lot of infill needed on the remaining empty lots, but progress nonetheless. TBH this is what gentrification in Dallas looks like. IDK what’s taking so long for them to start the phase two of the adjacent development at 15:00. Those parking lots and older red roof apartments suppose to mirror what’s built next to it, extending Bishop Arts closer to Jefferson Blvd. Bishop Arts ends at 17:36. Right next to that apartment building on the left at 17:36, HEB plans to build an urban Central Market store with apartments. Oak Cliff ends around 20:20 and you can see all the new 5 over 1s built on Beckley Avenue just south of 30, before North Oak Cliff transitions into West Dallas.

Interest rates, availability of capital, and revised underwriting assumptions regarding rent escalations may have a lot to do with why the Phase II hasn't started.

True. How did I forget that?

It seems like it may not be happening anytime soon, since The Fed isn’t cutting interest rates. There’s a liklhood they’ll raise them even more, based on what Jerome Powell is saying. Inflation still is a major problem.
