No problem, it was easy to access. Acually, I stumbled upon this information.
Glad it helps.
There are different communities for different folks. Land lease, land own, manufactured and stick and brick homes.
All different price ranges and all different types.

Charlie,
I have been reading your informative post and wish our paths have crossed when we were looking.
The only community we checked out in Sussex was Sussex West and that was not overpriced but did not have all the activities. Also, I'm sure you noticed the traffic in the Lewes/Rohobeth area. I knew I could not stand that during the summer. I'm not a patient person to begin with.

We did not even check New Castle county. There were only 4 in Kent county we looked at and they were Bon Ayre, Barclay Farms, wild Meadows and Southern Meadows.

You expressed interest in State college. We were supposed to visit but never got around to it.
The homes seem really nice and I know the area and it's breathtaking.
I enclosed information. Also, They are part of the Mckee builders. My cousin lives in Neshaminy Falls also part of mckee. They are pretty good but where she lives a brand new home is going for $220k or more.
The one they are building by State College is more reasonable.

Thanks for the info on State College. Nittany Village (McKee) and Traditions are the two I'd like to see.

You mentioned Sussex West. We drove past Sussex East but did not go in. It wasn't on our itinerary because it doesn't have a pool and that's a big thing for me. I want a pool in my community.

We went to a presentation by Live South last year. The speaker said that the number one requirement stated by people looking to buy was a swimming pool. He went on to say that the item in most facilities that is least used ... is the swimming pool! Go figure.

Sussex East and West are the same. One is newer and you are correct.......No pool. These homes are Bayside and they own Sussex East, West and colonial East (an all age community) Colonial has a pool and you can use theirs but it is a 10 min drive or more depending on traffic across rt 1.
I don't think so.

And yes, A pool is high priority but hardly anyone uses it. My cousin lives in a 55+ with 800 homes and her pool is sometimes emptied

Here, our community is new and not completely filled but it is usually just me and another lady that use it on a regular basis. Not complaining, I like it like that.
Feels like a private swimming pool.

I new what I wanted and I new I would want a pool. Love to swim and do water aerobics.
Otherwise we would have considered Bon Ayre in Smyrna........They have no pool.

Cool Lack of Swimming Pool

The lack of a swimming pool might be because of the short swimming season in Delaware - May (if you're lucky) through early September (if you're lucky).
Now a heated or indoor/outdoor pool is another story all together.

This is true Peeweez and was a thought I had when we were looking for a community to live. Even though we only have about 3 months of swimming weather, I knew I'd be missing a pool on a long hot day.
The lot rent is the same with a pool or without just about. Maybe $10 cheaper.

Charley is correct in saying not many in 55+ communities use the pool. I can count on my one had the number that use this one. But then again, our community is new and not filled up yet. Only 30 homes on site now.

Besides swimming, the community pool is also a gathering place for neighbors to meet and talk. That's why for us, a community pool is a must.
