That's a good point that I hadn't thought about. But, if no one goes there, for any reason, then we're back to square one. I guess the community would do well to advertise maybe a pool party or something like that to get the ball rolling. I'll bring the Coor's light.

I say this from experience. We have a community pool where we've lived for 22 years and without a doubt that's where we met almost all of our friends.

Some other 55+ places where we've visited over the last 2 years have a monthly gathering party in the clubhouse. This is the only way you're going to meet new neighbors and friends. A pool for the summer helps.

Village of Cool Branch is in Seaford, Delaware. From what I can tell on their website, they are not an active adult community.

I know you are new to this and don't realize I posted a response to you in another thread.

I agree with disney4me's opinion on Heritage Shores. The models are gorgeous, but the prices are high and taxes in that area are among the highest in Delaware.

In addition, there will be 1800 homes at Heritage Shores. That's too large for me.

The community is also built on a golf course and I rarely play. Therefore, many the conversations in the public area will be centered around everyone's latest golf round. That excludes me.

The community is running commercials on local Delaware radio stations that allow memberships in the golf club and restaurants to those living outside the community. So that will only add more people, more cars, more traffic, etc.

All in all, with the exception of the model homes, just about everything else at Heritage Shores turned me off. It looks like a place where the high powered CEOs from Wall Street can retire from the city and lie about their golf scores ... and the little common guy like me would be a second class citizen.
