Costs really don't go down just because you are west of 95.

So true momma bear.

The answer to your question should be straight forward, but it is a complex question. No one can really answer your question not even an insurance company. Strange but true. Numerous articles in the newspaper will back me up. Check the Sun Sentinel and check out the articles on insurance rates.

We live 20+ miles inland and over the past 7 years our insurance has gone from 8500, 3300, 2300, 4500, 5600, 10919, 5700 - no claims. I could go on and on. We live in a 2800 sq ft home built in 1978.

My taxes/insurance are MORE than my mortgage ($175k). I live just east of US1.
