wow...why is the Triad section so dead? (homes, restaurants)

Despite this website, alot of people are actually moving to the area. i was talking to a city official today, when i went to meet my lawyer, that keeps records of move in and transfers, and the Greensboro 2014 population is apparently 289.489 from 279.679 in early 2013. Which is actually higher then the old averages of increases from 2010 -2013, Greensboro will no doubt hit 300.000 in 2015 or sooner, if this continues.
And that's actual growth, No annexation. And it shows, there are alot of new things being built in the Triad Winston and Greensboro, There is Growth. But it's not "explosive" yet. still 10.000 or so away from 300.000 is impressive.
It's just so weird how little activity goes on in the triad...especially with a Metro of over 1,611,243...

What i just don't seem to understand...is there is so much development going on right now in the triad.... But if you were to get on here and see the activity...it seems like it's a dead land.

300,000 will be a benchmark for Greensboro. Raleigh was there not that long ago before its explosive growth. Once a city starts getting in the neighborhood of 400,000, it starts to enter the threshold of "major city" status. But if you consider Greensboro/High Point as one market, that puts the two cities at about 400,000 combined. The two cities have grown together and its like one continuous city now.
It appears you are correct about Greensboro's population growing more because of immigration as oppose to annexation. In 2010 Greensboro's population was 269,666. In 2013 the estimates were over 279,000. That's a gain of 10,000 in 3 years and that's after changes in the annexation laws that makes it difficult for cities in NC to grow by annexation. 289,000 a year later? that's amazing if what that city official said is correct.
So by continuing with the current trend of 9 or 10.000 per year, Greensboro should hit 300.000 by early or mid 2015. it seems as though it's always XX9.XX9 which i find a bit odd. And yes, i'm Positive they were correct. Only 10K to go.
A nice as it sounds I don't care for explosive growth because it can lead to an explosive bust.
Same here. I enjoy being under the radar. One of the reasons I left Charleston was because it was exploding.
