And of course, it wasn't Trader Joe's that was rejected, it was the rezoning for the construction of the shopping center that was rejected. TJ's was rumored to be involved, but never officially confirmed, as I recall.
The North Elm Street location is new in speculation. I would like to review the City of Greensboro's Zoning Commission's information on Z-17-10-002 from its upcoming Monday, 16 October 2017, meeting.
The article explained why its taking so long for Greensboro to get a Publix. The chain had difficulty finding locations near other retail establishements that Publix likes to build around. Otherwise the city might have been the first in the area to get one. Wegmans is definatly looking at Greensboro.
I wonder if Asheville is similar to Greensboro in regards to Publix having difficulty finding locations near other retail establishments preferable to build around.
Publix seems to be leaning toward its 45m (45,000 square feet) and 49m (49,000 square feet) prototypes for future Guilford County stores. I do not know if its 28m (28,000 square feet) and 39m (39,000 square feet) prototypes are doable.

As they did in Winston.
They finally settled on a "tear down" lot that has them shoehorned in without room for a store
AND a parking lot. Ended up with a store up on stilts and an elevator to the ground level parking.
I like the layout of the Winston Publix, though I wish they'd done a cart escalator rather than just elevators. Those big elevators do the trick, though, and I've never had to wait long for one.
