Here's our backstory ; we've been up in the Blue Ridge area of Greer for 9 years and love it, but my commute is 35 minutes each way and my wife is down on Woodruff Rd. at least 3 times a week, so the drive has become daunting to say the least; it's beautiful here but as my dad says we "live in the boondocks". Truth be told, we've also outgrown our house, as it's a nice modest 1900sft home with a gorgeous 1/2 acre lot that backs up to 90 acres of woods, really pretty, but we need a little more room.
After two years of looking off and on, we thought we finally found the right new subdivision that fit our criteria; 1/2 acre wooded lots with minimum 2200sft home. It's a new Ryan Homes subdivision called Brookwood Estates, but as we've done our reviews on Ryan Homes, they've been horrendous, almost as bad as DR Horton, horror story after horror story and now we don't want to move forward. So were thinking of finding a private builder, but they all charge and arm and a leg, especially in this market. Can anyone help? Thanks
If you are looking for custom or anything close at "tract" prices, it simply isn't going to happen. There are options, but I think you know the costs. Your proposition is a non sequitur. But you probably have figured that out at this point. 2 years into and you are considering a Ryan home? Hard to beat the price per square, lender incentives, and the fact that you don't actually have to qualify for or manage a construction loan etc. Quite the conundrum Bottom line, quality costs. Average or slightly less than, is ok for most as witnessed by the robust tract housing market. Economic Darwinism. Most "quality" builders are "up market". Good luck, it's not impossible to do, but as you know, wants and needs aren't always congruent
The custom builder that I have starts out around $70 or so a square foot. Keep in mind, this doesn't include land. Also, if you want high end, it's going to be more.
Yeah, they dominate up here in Blue Ridge and there are a few guys at out church that work for them, and their homes aren't bad, but they're not building anything near where we want to move to.
I have been very happy with Quinn and Satterfield, a local company that builds homes at a wide range of spec levels. They do some subdivision work but also custom builds.

I love their homes in Verdae, the problem is the lots are smaller than the welcome mat on the front porch. I'll check them out, thanks for the heads up.
