Why? It is mixed use.


Multifamily residential units

An estimated 400 units will be apartments, condos or both. 10% of the rentable multifamily units will be income-restricted affordable housing for residents earning up to 80% of the Area Median Income.

Hotel and office space

The proposed hotel will feature 125 rooms and there will be 60,000 sqft of dedicated office space.

Commercial space

There will be 88,000 sqft dedicated to a mix of retail shops + services like boutiques and salons, sit-down restaurants with indoor and outdoor cafe-style seating and small markets similar to Swamp Rabbit Cafe.

I understand that.

It is funny to me because Charlotte has been complaining about Laurens and Pleasantburg Rds this week.

That development sounds like something right up his alley except for perhaps the lower income housing. I say that because he seems to have disdain for the kind of businesses located along those roads. He wants 'upscale' stores that cater to people with more income.

The Greenville News reports that downtown's vacancy rate has dropped from over 9% to a bit over 5% and that City Council is focusing on attracting retailers that reflect "Greenville's values" and that a discussion of race needs to be involved.

I'm not sure why a landlord can't simply fill a space with a tenant without letting government dictate that "Greenville's values" (whatever they are) have to be reflected, but whatever and hopefully we'll be seeing some new stores downtown.

It's not much different than what Mauldin is doing in saying "No more thrift stores"..

If I see another damned CBD "Pharmacy" it'll be one too many. But, I don't think someone should be restricted from opening one.

And, God Forbid someone come along like that jackass in Laurens who ran The Redneck Shop. That place.. I actually went in one time, and it was just creepy as hell. I'm really against telling people what they can and cannot do. I very much believe in letting the free market handle things.. but, damn. That one had me questioning things.

It's a question of what sort of people do you want to attract to the Greenville area. If downtown was filled with strip clubs, then it would attract vastly different people than if it's filled with retail shops, for example.


There's the old saying "If you fail to plan, you're planning to fail". Failing to plan for what sort of businesses can go into certain parts of town is a step towards failure to meet goals of the image that the city wants to project to the world.
