Katy seems closer to Houston since due I-10 being a massive 10 lane freeway. It's also closer to City-Centre which is a massively contrived development complex which is alot better than Town-Center in Sugar Land.

Plus Katy is closer to Texas A&M, UT and Austin. So when your kids grow up and go on to college this could be a bit more convenient.

Honestly, you really cant go wrong with either one.

PS: I am really surprised that you and your husband dont care about the commute. I would really look into finding something that is closer to where you hubby would be working so that the commute isn't a huge headache later on down the road.

As far as the Sugar Land comment... just sort of ignorant. The only thing really separating south Katy from the "bad areas" is George Bush Park.

Basically:

Katy = Houston ETJ (meaning Houston has the ability to annex it). Make sure you buy in an MPC or deed-restricted neighborhood if you buy out there. Otherwise, there is no zoning and very little in restrictions.

Sugar Land is its own city, with city services, zoning, a fairly good corporate presence, city hall/town center, and easy access to some of the best areas of Houston like the museum district and medical district.

The schools are good in both.
How can you determine if a section of Katy is deed-restricted or not? I am looking at building in Silver Ranch subdivision with David Weekley Homes.

Don't get me wrong, they are nice areas with nice homes right now. Key phrase: right now. Most of those houses are poorly built prefab homes that will not stand the test of time. Add to the fact that they are poorly located relative to the central core of Houston. You could be in the medcenter or down town in less than 15 minutes from Meyerland during rush hour, it can take more than an hour on I-10 from katy.

I predict Sugarland will be first to go downhill, look at Stafford and Mocity.

Sugar Land is also right next to Stafford, a super-business friendly little city.

If you are talking about "new" Katy, I def agree.

OP, I would look at "old" Katy or Cypress if you are looking to move North (skip the north of I-10 part of Katy).

Both are very good options. I think the thing that most drives more people to Katy these days is the fact that you will get more house for the money in Katy. The east part is pretty much built up and has matured pretty well and if you are in one of the MPC's, the neighborhoods are active communities that a strictly maintained and have no disadvantage to an area like First Colony. However, the non-mpc neighborhoods resemble what you will find over in West Houston, especially the Harris County section. It's much less restricted and you can tell the intention is to be part of Houston, since it's all in the extraterritorial juirisdiction.

However if you want an established surburban city go with Sugar Land.

Overall Katy is cheaper than Sugarland, and Sugarland has a higher avg. family income than Katy.....read into that as you may.

We choose Katy over Sugarland because we got more bang for the buck, now we regret it. Katy is nice, but it's no Sugarland.

Default Ahh the Sugar Land vs Katy debate goes on.....

Cracks me up. They are both nice. Drive 'em. A LOT.

Just another perspective, we moved to Texas from the midwest two years ago assuming we'd live in Sugar Land because had friends there. We drove around and it was nicely zoned..... no real issues except Hwy6 (YUCK).

Before we just blindly moved to Telfair because they were there, we cruised all over the place, from League City, Missouri City, up through Katy and on into Cypress.... (exhausting) We ended up choosing Fulshear (Katy ISD) because it just felt right for our family. My husband has a 30 min commute to the Energy Corridor during rush hour (he got this job AFTER we bought the house).

We visited our friends in Telfair, which was beautiful, before they moved back to the midwest.... but have yet to regret moving into the SW Katy/Fulshear area.
