But everything is there, no? I've never seen such a master planned area in my life. Fake lakes, fake beaches, gyms, shopping centers, town centers, bars, cafés, restaurants, day cares, schools, churches, grocery stores! Everything within the Cinco Ranch zone.

The whole shebang, right there. And when you are in the mood for more, you can drive into Houston.

Sugar Land, the Woodlands, Kingwood, and Pearland are the same way.

But those are whole towns. Cinco Ranch is gigantic master planned community. Am I missing something or did Cinco become a town like Westin Lakes?

Kingwood was just a masterplanned community until Houston annexed it. The only actual "towns" in that area are Humble and the scattered semi-rural incorporated towns to the north in Montgomery County.

The Woodlands was just a masterplanned community - albeit one of the largest ever done - until a few years ago when it became a "township." However, it is still not a "town."

Right. People tend to think Cinco Ranch is Katy but it's not. Yes, it has a Katy address but that's only for postal services. Most of that area is unincorporated Harris County/Fort Bend and is what was known as Barker, Tx.
