Yes, they've had industrial employers set up in their two parks. It's been a long time coming. Isn't the biotech also technically a manufacturer? (I could be mis-remembering.)

I mean. In the since that every business is either a manufacturing, merchandising or service business, then a portion of biotech is here. But its not what most people would consider manufacturing. Biotech is involved in all 3 forms.

As a kid, I never would’ve envisioned Conroe to evolve as a business hub but I guess it makes sense now with the Woodlands running out of space

Is the housing market there going to remain hot through the year? Maybe we should rent before we buy?

Possibly. But Conroe might also get more expensive with time as the city was much more lower middle class before the recent boom which is mostly upper middle class, which means the entire area might only go up in price. Not an expert on the area though so take my advice with loads of salt.

Exactly what I was saying. People often forget there’s more to housing prices than just buying being hot. Booming suburb (which Conroe is) and inflation will keep it raising. Meanwhile, the economy isn’t fully recovered yet so this will also keep housing prices going up. I woulda easily buy now over rent for Conroe.

Myself...Boston native been here in the Houston area for 22 years.

Moved here and lived on 1960/Kuykendall area. When in my opinion it was still nice. Safe. No crime.

The last 11 years had been living in The Woodlands. Loved it, but my wife who moved here from El Paso helped me see we could probably get a bit more and newer house in Conroe.

We got lucky. Started looking in October 2020 , and found a great 4BDRM, 3BA just under 220k@2.75%

Nice yard. Great neighborhood. Fairly new subdivision. Our biggest fear was we liked the woodlands, but prices were NEVER going down there.

A crash definitely wasn't coming. ( I'd hate to get my house that way, as people would like their jobs or homes in that manner )

We both realized, Conroe actually is nice (downtown Conroe is actually very nice. Some great restaurants). We also both felt the same way you do.

Its reasonably priced now. But if people start looking past The Woodlands for reasonable and affordable housing any supply here will quickly dwindle.

Making a place I'm actually liking alot now that I am here quickly expensive if demand goes up and outstrips supply. Not saying it's going to be the next The Woodlands, but the thought that a once affordable city can possibly blow up and become expensive has not slipped either of our minds.

With that....reading your post makes me glad me glad we got in when we did. Especially considering interest rates have done an about face and even that has not slowed demand around the country.

Its funny because when I moved here Conroe WAS just a little small sleepy city. I had no idea it had reached is damn near 100k residents.

The funny thing is I only realized it when I saw Conroe High was only slightly smaller than the woodlands high school with nearly 4400 students and that Conroe had a ninth grade center.

While I have no data to back it up your comment reaffirmed what I have long thought a possibility and make me thankful on our timing.

Now with COVID.....My brother in law and sister in law have great jobs in Healthcare, but my sister in laws employer has not called her back.

Thus today I found out they are looking to move here. I told them they both make good money, and have good credit....but depending on when they sell their house I can say what prices will be like here. The both said The Woodlands is out of what they're looking to spend and I say Conroe is reasonable now.

But I can't say if that'll still be the case in the future.

I can't see Conroe staying affordable for long, given that it's an emerging business hub. Whenever an area emerges as a business hub, the real estate usually increases because more people are looking to live closer to their jobs. Traditionally, Conroe HS has been seen as "lesser." Affordability, at least within that school zone, will have a lot to do with the perception of its quality. (Note: I'm not saying at all that perception accurately reflects the ability of a student to get the education they need.)

This thread attracts me as I am in the boat as the OP. My wife and I will be retiring in early 2023. Conroe is one of the areas I am looking at. I've read that property taxes is a little bit up there, but I've also read somewhere that for those that are 65+, it can be deferred. Can somebody confirm that for me? As it will only be my wife and I moving, we will be downsizing and our budget is in the 250k range too.

Also, what is the flooding situation in the Conroe area?
