Do you have any idea when 1801 Smith and 1810 Main apartments will be ready to have resudents move in? Each time one of these places open the added foot traffic is noticeable.

For Downtown as a whole, the residential momentum is definitely there, which is great. Anyone who remembers Downtown prior to say, 1999, will tell you how much it's changed for the better. Apart from the existential questions facing its office market, of course.

Forget 99, Houston is very different since 2010.
Discovery Green was finished in 08
One Park Place opened in 2009.
Market Square was redeveloped 2010.
From them on Houston got a ton of park related developments. Even tiny ones such as Allen Landing, City Hall, and Root Square got upgrades and developments. Houston Downtown has more than a dozen parks and I think all of them have been either upgraded or brand new since the 00s.

I think it would be better to remove Pierce completely, but integrating greenery is definitely not a bad idea

I chose 99 because that was about the time when the more historic buildings in Downtown (Rice Hotel etc.) started getting adaptively reused for residential. It also coincided with the first (short-lived) revival of bars / nightclubs there, before that moved to Midtown and Washington.

Do you guys think that all the indigent housing going up in the core is a step in the right direction for the core or a potential detriment to growth?

Homelessness issues is not my area of expertise. But I would imagine this depends on a lot of things. The city has obliterated a certain number of homeless hotspots. And the greyhound/McDonald’s seems to be the next hotspot they’re getting ready to obliterate. My guess is that it would depend on how they approach the requirements for housing.

Not sure how much the city is involved with the Greyhound and McDonalds sites. They are privately owned and the Greyhound property is listed for sake while the owners of the McDonald's site is filing for permits to tear down the current building.

What I do know the city has been doing is providing incentives to set aside units for low income Houston. So who knows, if these blocks do become residential, I may be able to get a spot right on Main
