Im in the market to purchase a home. The people on this forum seem to be very knowledgeable about the Houston area, so here are my questions....

What are your thoughts about the Garden Oaks and Oak Forest area?

Is it reasonable to think that I could purchase a home in the area for between 180,000 to 230,000?

Are the areas on the rise or decline?

Any other feedback would be appreciated.

What are your expectations for a home at that price range? It could be a little difficult as the better homes cost 300k+. You can find single family homes with little to no upgrading in that price range.

The area should continue to appreciation. I know a local builder who has had much luck in the Oak Forest area building $450k+ homes.

The local schools are getting better in the area and if you decide to purchase there, you should be fine.

You missed the boat in the 200k range I hate to say. There's an influx of people moving back into the city and to Houston, pushing prices.

There are several "up and coming" areas, but for the most part, you are right. It's getting increasingly difficult to find a nice single family home in a good part for 200k.

77009 is a good example of up and coming. Plenty of homes over 300k, but you still find a few gems at 200k, and fixer uppers for much less.

Garden Oaks is out of the question - but you can still find some somewhat upgraded small ones in Forest Oak. Yes, it's a good area and only going to get more expensive. You have no time to waste if your budget is $220K.

There are plenty of nice homes in that prices range. They are mainly older (1950's area). Some or fixer uppers, but a lot of them have had had work done. The area will continure to appreciate. You won't get more than a 3/2 and that's if you are lucky, but you will get a lot of land. Most of the houses ar between 1000 - 1500 sq. ft. in that price range.

Garden Oaks is the nicer of the two, and prices reflect that. It isn't like you can't find anything in Garden Oaks for under $225,000, but when you do they are usually being marketed for lot value. I wouldn't expect much and the very, very few you will find will be the tiny houses with the odd garage conversions and possibly weird add ons in back.

That is not to say they aren't good investments, it is just not much in the way of an appealing house.

You will get more bang for your buck in Oak Forest. The sections on the east side are far more popular than things west, closer to Antoine.

Both of these are very strong markets and when the housing market gets stronger I have a hard time imagining they won't do very well.

The issue is not whether or not it is a nice area or up & coming, it is all of that. The issue will be finding a house you really like for the price range, although it is a lot more possible in Oak Forest than Garden Oaks.

We live in Garden Oaks and this area is the best. Unfortunately, you'll have a really hard time finding anything other than a tear down or lot for under 250. You can still gt some deals in Oak Forest, but the prices there are going up, too. You might also look into Candlelight Plaza, Shepherd Park Plaza, or Timbergrove. You can looki under HAR.com to find current homes that are listed.

Timbergrove is more expensive than Oak Forest. Also, something to keep in mind about Garden Oaks is that .0075% transfer fee to the HOA. A $300K home will have a $2250 fee attached.
