Madisonmamma, regarding discloser forms, I understand the fear. Realtors and thier companies can be and often are held liable. Discloser forms do help to protect all parties involved .

I would like the inspectors name. Is he born and raised here? Does he have the equipment to check for mold?

I believe he is from here. He has been inspecting homes here for many, many years. Highly regarded by agents here.
As far as checking for mold, that is out of the home inspector's scope of inspection and is handled by a termite company. Mold check is done when the termite inspection is done. However, he will always point out if he sees it or past or current presence of mold, fungus, or termites. He usually looks in the trash cans too....one time we found a can full of termite eaten baseboards. Sellers were trying to cover it up...just putting fresh veggies on the buffett! I will DM you his name and number. He books up fast, usually about 14 days out.

I have never really been concerned about being sued here, nor in a seller disclosure state. Bottom line is just being honest. Finding out the correct information, and if you don't know, being able to say that. It is the dishonest agents (I won't even call them Realtors) that are often taken to court. I could have sued my agent 5 times over for things he said and did that were completely dishonest. We didn't know at the time, again, we were coming from seller disclosure which is completely different animal. If I had been a completely uninformed consumer, we would really have been in trouble with him.

Some Realtors will never say the words "I don't know". They have to be "know it alls". No one can know everything about every piece of property in this area!

I have sold a Hunters home and my buyers were thrilled. They came back quickly when their was an issue with the garage door and fixed it right away. You can't beat their prices, that's for sure. It was a great experience for all involved. A few agents in my office have sold several and only speak highly of Hunter Homes.

That is exactly what I thought...I sold an Adams 3000 sft plan that actually came out 43 square feet larger on the appraisal. So, did my buyer OWE Adams for that extra square footage?

Bottom line, the 30 square feet this guy was "shortchanged" is well within the margin of error for measuring houses. He had three different measurements taken, three different results. It really is an approximate.

I loved how she said the "shocking" discovery. Shocking would be 200 square feet, not 30.

Wendy Halloran needs to find something more "newsworthy" to fill her time. She obviously just takes any story and runs with it, without researching her topic beforehand. This story was ridiculous.
