Mkovacs: It must not have been sold through the MLS? Most of the homes in McMullen Cove are loaded with goodies. Sounds like you have your own piece of heaven! Wish we had an option like that in Madison. Eventually, it will all sell out...until then, enjoy your peace and quiet

Elizabeth, Our house was sold through mls!! Strange. It was a Parade of Homes house. Yes, we love it and I love to walk so it is heaven. Sublett Point is great --you can see so far and we love to see the trains on 72 from up there.

Mkovacs: Is it possible that the builder didn't run it through the MLS? I just checked again, thinking I could have misspelled something and got the same number. I am only pulling numbers from March of '08. If you did get the builder down on price, he could have pulled it, via his agent, and not ran it through the MLS to keep the comps in line. Thinking out loud here.

Elizabeth, have no idea.We did negotiate.It was on the MLS but don't know what he might have done. Just for your info, there are 3 PRE SALES being built right now. Those look expensive too.

Mkovacs: I am guessing if you got a great deal, the builder asked his agent to pull it from the MLS. Once the price per square foot goes down in the subdivision, that's all she wrote, many times. (especially in a down market). The pre sales aren't showing up yet either. Good to know that they are building pre sales. That's GREAT for the area, and you!
