There is not any area of Greenleaf Village that's going to be gated. There is a new neighborhood called Greenleaf Preserve that will be gated - the entrance is on the main road that leads to GLV. Homes start in the 400's. Other than being close to one another and sharing the "Greenleaf" name, they're two different nrighborhoods.

oh ok thanks for the clarification...on a side note..do you know with these builders is there wiggle room in pricing? i.e. fees for preserve or water lot..do you know if these items are negotiable? or like everything else in life..everything is negotiable?? lol

Generally speaking, I think there's usually wiggle room somewhere. For instance, some of my neighbors had their CDD paid off but paid "full price" for their homes. We purchased a spec house that was about 1/2 way complete, so the price was set, but they ended up coming down $40K and threw in a few extras (like a screened lanai).

In the end, they want to sell a house and I'm sure they pad their prices a good bit!

The builders in Nocatee are slammed. There are sold signs everywhere. They days of hard negotiations with the builders may not be over just yet, but it is in Nocatee for sure.

I agree with HLAUBURN - there is a definite difference in the overall "feel" between Willowcove and Greenleaf Village. In Willowcove, the lots overall are larger and ALL of the lots either border preserve or water. In Greenleaf, the exterior lots are larger and border preserve, but many of the interior lots are quite small and back up to another lot. Overall, a lot more houses, a lot less trees.

The original price point was much lower in Greenleaf compared to that of Willowcove, however, the latest phase to open in Greenleaf with the 80 lots are at a higher price point. I do not know if the finishes in new phase of Greenleaf match the higher prices or remain the finishes that were the original set standards in Greenleaf - (for example, 8 feet ceilings in GLV vs 9/10ft ceilings in Willowcove, non granite counter tops vs granite standard counter tops, etc.). Sales have been through the roof in Nocatee over the last year which definitely has made negotiating a bit more difficult, but it can still be done one way or another.

We love DW and we loved Willowcove. At the time we were looking, we found a floorplan in GLV that we liked and really wanted them to build in it in WC - initially when things were not moving for anyone, they agreed. We then changed our minds and asked for them to build another GLV floorplan in WC - things were just starting to pick up for the builders and this time they said no due to the neighborhood standards being so different. We begged and pleaded, but to no avail. In the end, we ended up with Taylor Morrison in Austin Park and are extremely happy! We love the size of Austin Park - only 189 homes, however, if we were not in the AP, Willowcove is where we would want to be, and DW is who we would have wanted to build our house!

We do have friends in GLV and they love their neighborhood too. We just can't believe how big it has become - and is still growing!!! I think if you have your sights set on Nocatee, wherever you end up, you are going to be happy! It is an amazing place to live, surrounded by awesome people and close to the beach - what else do you need to be happy living in Florida?!?

Thanks for the input..i really want to keep my budget in the 350k range..i think WC might be out of my reach.... ..i agree though it looks like anywhere in nocatee w david weekly is the way to go....cant wait to be a resident there..

If you do go with DW in GLV, work with Mike! He is awesome - not pushy and seems to be quite honest! We looked, researched, changed our minds, etc for over 8 months and Mike was awesome through all our fickleness. Obviously, we did not end with with Mike, but I would recommend him to anyone. I actually felt guilty when we ended up with Taylor Morrison because I had liked Mike so much, but at the end of the day, business is business and we found exactly what we wanted with TM in Austin Park.

That is so funny, we worked with Mike for a week. Then last second went with a different builder. Felt bad. As for the original question. Willowcove is definitely nicer IMO. It has access to the greenway path which an added bonus. That being said we purchased in Greenleaf. Waiting for it to be built sometime in September. Greenleaf seems to be the place to be if have a young family. With the dogpark, and numorous playgrounds, it seemed to be the most social area of NOCATEE. We are building one of the bigger homes on the 80ft lots. Things to consider, they plan on extending the higway to access I95, and that will be just outside Greenleaf. (Willowcove will be unaffected by this route change) also st johns county will be addding a road from old dixie highway to the main road in Greenleaf. Our house is being built on the main road, so we now worry about what kind of traffic will be sneaking in. These are things to think about. BTW, also moving from Long Island.

I'll second that. We had no wiggle room at all. It was an odd feeling, because we've never considered the cost of a home (or most people's second largest purchase, a car) to be a price tag, most of a starting point. That was not the case six weeks or so when we signed with Weekley, and it wasn't the case this last weekend when my parents signed with Dell Webb/Pulte. The builders have no need to negotiate, and anyone looking to build should probably b prepared for that.

But, while a few bucks off would have been great, we're happy with our decision to build in GLV, and were very happy to see that we have concrete and plumbing now!
