Hello, I am looking for a place To retire to. i have asked same questions in different forums about different cities. I would be grateful is someone explained to me the ins and out of utilities costs and taxes. I see that there are plenty of homes in the city (outside also) for under 80,000. The photos seem to be ok. Does anyone think i would need much work done on em. Also what is the combined tax rate for homes in this price range. For example what would my yearly taxes be and homeowners insurance on home $75,000(i under 65 yrs of age).Also I heard utility prices high ,is that true? I coming from new york city where we get more snow and utilities higher i think than you.What can i expect my monthly electricity bill to be low and high and gas bill(heating) on the type of homes common in this area.I would appreciate any help you can give. Coffee will be on me(or beer).

Jacksonville will be more expensive to live there than Gainesville. Many people commute to work from Gainesville to Jacksonville. Might also try Ocala, which is just south of Gainesville.

jacksonville is very expensive. so expensive you will be pimping out your children for rent and cabbage after the first month. gainesville? forget about it. the kids have limo drivers just to take them to day care. you need arab money if you are going to even dream of living in a decent neighborhood. people north east florida do nothing but bathe in champagne and dine on caviar at the country club by the golf courses. it puts south beach to shame. be prepared to max out your credit and pawn your jewelry within 6 months. no commonors allowed even in the jax borders. they are all shipped to st. augustine.

Oh my... is this really true.. I am a single sr. moving to garden city because of my job... i was hoping to find a cute little inexpensive mobile home near the beach to retire to in a few years

The above poster was joking. Cost of living in Jax is generally at or below the national average in most categories.

I've never heard of Garden City though. You might not be posting in the right forum. Either way, beachfront mobile home communities are becoming a thing of the past in Florida. Don't get me wrong, they still exist. However, they are extremely attractive to be bought-up by condo developers because they are among the few parcels already zoned for high-density residential. Don't expect too many trailer parks to last through your retirement.

The housing here is pretty high still and the cost of living I would say is about average. I was just in TN and grabbed a realstate book and was shocked how cheap houses were there. 80,000 will buy you a NICE LARGE house, same with the Atlanta area.

I hear that Nevada has no property or sales tax and is a really good retirment place as well. I dont think 75k will get you anything nice here.
