Lot listed one house off the Lake...3/4 acre...$265K...has about $450 per month in running costs.

I've always had good service at the Mexican restaurant. Sometimes you have to go down to the other entrance near the bar to get seated.

I had a similar experience getting a seat at the Italian restaurant. Left and went to the restaurant across from the Irish pub (Black Pepper Grill, I think) and got great service there.

I would think the original idea of LLV as a destination resort is now dead and buried.

The new discussion is what is it really going to be?

And I think an upscale but relatively inexpensive distant suburb. Lots of snowbirds and second home people.

Hard for it to make it as a line suburb because of things like schools and services.

In time its role will become clear...that however may still be 10 or 15 years out.

I just get an odd feeling about it...like they try to things right...but never really get there all the way. Anything good about the rebirth...always seems to have a "but..." or an "if...." following it. JMO.

I somewhat agree with Olecapt. LLV has changed and will likely evolve to a bit of a different path in the future that initially designed. But, it will always remain one of the most beautiful places in the Vegas area. The new Warm Springs Road, and the upcoming Galleria Parkway will make for much better access to LLV and bypass some of the blighted areas of Henderson.

The Ironman 5150, one of the largest triathlons in the world has move their headquarters to Lake Las Vegas and there are many similar events scheduled this year. While LLV could turn more into a suburb than tourist attraction, it will continue to draw special events as the triathlons, wine walks, beer fests, easter egg hunts, tequila festivals, weekend bands & movies all located in a beautiful, safe and secure setting. You can't get this anywhere else in NV. It's a fun place to go and get away from it all. I'm thrilled that LLV and the village are in my back yard.

I do have confirmation that the Post-net is in the process of opening in the village. (I saw them in their shop over the weekend) They will offer PO Boxes, shipping & mailing services, business services, faxing, greeting cards etc for everyone. I hope they market well as they do have a captive audience as the closest one is on Boulder Highway. We all need to support them as much as we can. They will bring additional traffic to the village.

I also have confirmation about the new owners of the coffee shop. They will be opened in 30 to 60 days. I hope they are opened before the big Triathlon, that will be a huge weekend for business in the village. Thousands will be particpating and attending.

The grocery store is still in the process. The hurdles are the build out. I hope that can be worked through asap!

I'm a little confused about the change of LLV's resort destination stigma. LLV, to me at least, still has that resort like atmosphere. As a resident you don't notice it all that much, but if I were an out of town guest I have two great hotel choices with all the included amenities that a high end hotel chain would have, a shopping area and casino, and lastly a lake to which can be used for recreation or to just enjoy the beauty of it. Oh and let's not forget the golf courses. What part of all that is lacking in the definition of an "resort destination"?

Since these aspects are such an integral part of LLV, isn't it safe to say that it will always remain a resort destination?

@hard888 To truly be a resort, the golf courses MUST reopen first! Hopefully, we will hear some good news about RB, but it can't operate as it did before. Instead of charging between 150-250 dollars a round, they would do well to follow the Tuscany model and let locals play for around 50 dollars. Tuscany is always busy, so the clientele is out there. Plus, it would bring more traffic to the area and help the businesses in the Village.

Very spot on post RBFan,

Got to play RB before it closed and it was $75 for locals. It's pretty obvious that when the courses re-open, they cannot under any circumstance price themselves in the same structure that they were prior to the recession.

IMHO, they should be at $50-75 for locals and $60-85 for tourists (higher end for in-season). If both Ravella and Loews were smart they would put together packages including discounted rates for the courses along with coupons for the casino and village stores. The key is to keep the money in the village and not let it get out to the other areas.

We shall see but it's moving in the right direction.

They try to get things right...but there's those 'ifs' i was referring to.
