They are watering the 13 & 14th holes while I speak.
They were raking something... the sand I presume (a hill is blocking a total view.)
All week I see activity coming and going. Look pretty neat from my vantage point!

I'm sure Arnold Palmer Management knows what they are doing. They have done a great job with getting Tuscany in great shape. I played there three times this week. The course is in terrific shape including the greens, the best I have ever seen it. The only downside is they overbook it at times. If they can do to RB what they have done with Tuscany it should be a great product.

No word on the casino. The buzz was the end of the month. Other than dropping off some machines and tables its probably turn-key. My instints tell me that they will probably open the casino with Reflection Bay?

I tried to get some info from the City and they were tight lipped about the casino. I'm hoping that Kam Sang was able to overcome the issues for them obtaining a casino license. The best fit is to have the owner of the hotel and the casino be the same. I just wished that the owner's of the Hilton would also buy the village. We need more cohesion in LLV.

Thanks for the updates on Relfection Bay. 2014 is probably the biggest year for LLV in the past 5.. Lots of stuff going on. I've received several land use action postcards from the city for home builders re-activating their dormant applications. There are now 2 on the east side of LLV Parkway, just south of Grand Mediterrania.. The other one next to Luna and I think another one just below BElla Fiora getting ready to build houses!

I would like to just thank LLVResident, VIP, Raiderman etc....as well as others that contribute to this forum. As a owner of unit in Veira, I find the information very helpful to me.

As many of you probably know, the Viera condo owners sued the Montelago Association as they didn't feel they owed the association fee to them ($80 or so bucks per month). They went through non-binding arbitration and the arbitrator ruled somehow in favor of the association stating condo owners receive a benefit thereof even though they do not have ownership interest therein. As an attorney for over 25 years, I read the decision and found it to be pretty bizarre. There is a meeting scheduled in the future to determine whether to go forward or not with the lawsuit. The amount of money at stake doesn't seem to suggest going forward depending on how the litigation costs are getting paid (contingency vs hourly).

Main purpose of this submissions was to thank you guys then I got off on this side issue.

Toledo. I own in Viera as well. I'm happy to provide as much information as I can for our great community, mostly to try to keep the rumors to a minimum.

I'm aware of that lawsuit and the arbitration. There is a point where we do have to make a financial decision to move forward or continue to the litigation. The HOA arrangement with the village and the Luna and Viera buildings was bizarre to begin with. It's like paying maintenance on your next door neighbors house with no financial interest. It is what it is. But, as complicated as the developers made the agreement and how close the Luna and Viera are tied to the village, I'm sure the decisions were made without full understanding. I've been in the insurance litigation for years. I've seen some of the worst decisions being made by judges recently on motions with case law being 1,000 percect clear and judges rule opposite. However, we also have to look at the entire picture and know when to say enough is enough and move on. I just hope for new owners arrive one day to buy the village and put the $$ into it and restore it to the wonderful place it used to be. (ie replace awning, remove cheap looking rocks and put back in landscaping etc) The village could be such a great place, but it's run poorly.

Viera is well run. While I don't agree with all things the current leadership is doing, they are doing a wonderful job maintaining, cutting costs and moving the Viera building and grounds into the future. Things appear to be running smoother with Aston as well. I love it when I visit my Viera condo as I feel like I'm on vacation! I'm looking forward to seeing LLV as it blossoms and progresses in the next few years as we all knew it would.

There is no chance for the casino to open this month. Maybe in the fall. It is a lot more difficult than you think to open a casino. Add that to the fact that whoever owns it will surely lose money.

I'm sure it's very difficult. But I'm not opening it, just going on the news story that the new owners SAID it would open this month.

Raiderman, My response was to this post. There is a lot more to it than just "dropping off some machines". The vendors want to know how they are going to be paid. The last management team was highly touted on this board and ended up being a disaster.
