Don't bet on it. Sun City Summerlin has a firm on retainer and can bury anyone who gets crosswise. There is one now. SCSCAI versus Hunt? The guy is good and pro per so he has no legal fees. But they are buyring him in motions. The strategy is to work him to death.

I would agree that smaller places would be hard pressed to mount a vigorous defense.

Just wondering...how much do you Vegans pay for these HOA's and what do you get for them? By law, do you have to pay them to live in the development? If so, aren't they really an added property tax in disguise? Are they deductible on your federal tax returns like property taxes are?

Also, does EVERYBODY get fined at some time or another (kind of like traffic tickets)? Do those on the BOD get special treatment and are allowed to slide a little...like if you served on the BOD and planted a new cactus on your front lawn...do they look the other way if you didn' ask their permission first? Do you need their permission to put up Christmas decorations?

Ten bucks a month to a thousand or more.

You get anything from peripheral wall maintenance to swimming pools to concierge service.

Yes you must join and it is a contract matter not statutory. Practically most municipalities will not approve a tract without an HOA.

No not a tax...though some of the service may overlap municipal ones...street maintenance in a gated community for instance. No they are not tax deductible.

We pay $150 per month (plus $40 for Summerlin North).

We are in a guard gated community and our streets are private. Our HOA fee pays for the guard and roving security, common area maintence (including the streets, and street lights) Landscaping, Utilities and reserves

Wow...that is substantial ($1800/year)! By landsacaping & utilities...you mean of the common area, not each house within, correct?

Is the $40 extra (Summerlin) per month, or per year?

The $1800/year is substantial because of the guarded gate. Most subdivisions without guards are substantially lower. My HOA fees were somewhere around $30/month, as they only covered the main gate (which was motor-operated- not guarded), and some small landscape areas.

The $40 to Summerlin is per month- it takes care of the maintenance of the common elements outside of the subdivisions that are in Summerlin- landscaping in the traffic rotaries, signage, etc. Green Valley Ranch has the same thing, as did smaller master-planned areas like Northshores, and I believe Desert Shores. My dues to Northshores were around $15/month.

Common area only. Each owner is responsible for their own property

The $40 is monthly - Summerlin North is the "Master Association" and they provide many of the amenities everyone uses in Summerlin

I pay $39 a month for the master association, and $65 a month for the neighborhood i am in, gated. $104 a month isn't that bad. We also have an excellent neighborhood watch that I am a part of.

i parked my truck out on the sidewalk once to visit my parents and in a fe minutes there was a warning on window saying that i am not permitted to park my truck on the curb. please remove my truck and park it on a driveway etc. etc.

obviously these people are really anal about how the community looks.
