if MGM wanted to build a new property, the could have built something on where they're building Rock in Rio. They probably grind a decent chunk of cash out of Circus Circus.

Circus Circus is profitable and many people still like it. As for that area around it I would say Circus Circus actually helps the area...look a little closer at that area.
The Rock in Rio property is not nearly large enough for another resort. Plus diversifying their Las Vegas properties makes great sense.

Implode Circus Circus and then the poorer travelers will pick another hotel on the Strip and bring that place/area down! Leave it!

A better resort would help more

It's easily big enough, especially if you include the more disposable parts of the Circus Circus property in it (the trailer park, the motel buildings, misc parking lots.) you could fit most of Bellagio in there. And decent resort architect could get a big casino, a 3-4000 room hotel tower and a decent set of banquet/convention space in there.

And if they could buy out the Hilton Time Share property...

A better resort in a area that is currently not suited for a better resort.

I wasn't factoring in any part of the Circus Circus property or Hilton or anything else...just the Rock in Rio site. Again to diversify their properties in Las Vegas is much smarter than attempting to build another large resort in that area at this time...look across the street and see how it isn't working, even for a smaller resort property. At some point once the completed Convention Center addition and Resorts World happens (if it does) then maybe it would make sense, right now no way. Also with the addition of the convention center coming I really don't think Hilton would would be interested in offers...nor would MGM need to make an offer.

I agree that now wouldn't be the time to do it. And I think MGM is too wounded financially to try. But in point of fact, I see Rock in Rio as a way that MGM is banking that land while making at least something off of it. At some point in the future, when it makes sense, they'll develop it, with or without imploding CC.

If the decibel level of the concerts at Rock in Rio is too loud, you can be sure that the residents of Turnberry Place, Turnberry Towers and the high rise on Sahara/LV Blvd, and perhaps Sky Las Vegas, are going to complain, big time! And?

The high class residents of Park Place, in Hughes Corporate Center, recently lodged a complaint about some loud outdoor venue near the Flamingo!

Has MGM thought this through?

You live on or near the Las Vegas Strip and complain about noise...hmm that makes sense. I guess those residents where there before the Strip?
I live near the Strip and have noise issues now and then but I understand where I live. I think the noise that bugs me the most if from the ill-planned airport location and loud airplanes flying overhead non-stop...but again I knew so can't complain.
The only residents I think have a right to complain would be the ones located near the Palms...there were residents their before the Palms was there. I lived in that area for a month and the music from the club was unbelievably loud.
