I personally dont care for the gridlock of Smithtowns downtown district.
It was ill conceived and didnt scale very well as the population tripled over the years.

As far as value goes 500k puts you on an Acre in Shoreham village or Waterfont in Rocky Point and they both have great schools.
I dont think you can touch too much in the Pines for that price.

One difference, Smithtown would be a bearable NYC commtue if you had to do it.

In the sprit of full disclosure.
Google breast cancer Maps in Brookhaven.
I think Mt Sinai/Coram were pretty bad.
Maybe Miller Place too.

That waterview Post Modern is Beautiful...Ive been in it.
The plot is smaller but it connects to the bluff/path to the beach so it feels much longer.

(Old RP isnt for everyone though.Its an aquired taste, but I love it.Its very rustic, old trees, hills, no sidewalks or curbs etc.)

Taxes: $9,504.00
8500 w star.


Unfortunately theres no Map on the listing....ill tell ya theres NO WAY those are the right taxes on that much house (esp New Construction)..

Thats a little sleazy and misleading.
9500 in Mt Sinai would be for a 30 YO HI Ranch

Figure 15-20k on that once you reassess.
