It heated up during the last bubble too, then dropped like a stone. Good luck. Not much changes. $70k price drops didn't start the wave. Took 9 yrs and another housing bubble. Sadly Mastic is always the last to rise and first to fall. Then there's the flooding. I almost scored a beauty in 2005 for $150k, amazing views. It's gone now, washed out to sea. In fairness, though it's not the worst looking place in some spots and not the most gang troubled, so value wise, still enticing. But thinking a new ambulance building is "development" is foolish...and unless they get the sewer plan, retail ain't happening.
A lot has changed since then. For one there was a financial crisis, which changed the mentality, culture, and spending habits of certain generations. Particularly that of baby boomers and millennials. Secondly, there was Superstorm Sandy, which has done wonders for the local ecosystem, and brought funding opportunities to the area for infrastructure.
The new ambulance facility will be much appreciated by the snowbird community that will be flocking to Mastic Beach to escape the hot Florida summers.

Mastic is a dump full of junkies and lowlifes. No one wants to live there. Many who bought there can't even make their initial (meager) investment back upon sale so they are forced to rent (on the cheap) to the only folks who will live there...the aforementioned junkies and lowlifes.

I'm sorry if the publications offend you, but it is obvious there is a recent increase in coverage. You should bring up your distaste for the area directly with the media outlets airing them.
