Are these good areas of Pasadena?
Currently living in North Hills. Want to sell my townhouse and buy a SFR. Budget is around 350k-380k TOPS. Was going to buy in the SF valley again but just realized I can afford Pasadena/Altadena area. We have an 8-month-old daughter and I love the sense of community in Pasadena and the schools seem like they would be better.
But are these homes in the "bad" parts of Pasadena? Although I'm sure even if it was it would probably be an improvement on North Hills lol

I'm not sure about the Monrovia area but out of all of those, I would say the Altadena address seems to be best. The last one is also closest to Old Town, but the area varies and I don't think that's a good indication of anything.

There are also some sketch areas South of the 210 between Allen Ave to Rosemead Blvd and North of Del Mar

I think north of the 210 and East of Lake Ave is fine in Pasadena. Bungalow Heaven is a nice neighborhood.

I would stay away from Altadena. I would instead check out La Canada areas, etc to the west or Sierra Madre to the east. Altadena may seem okay, but it has a stigma. Monrovia is okay; it is becoming more gentrified, if that means anything to you.

I think a lot of younger people who are priced out of Pasadena, Sierra Madre, and Arcadia are looking at Monrovia because it offers a similar vibe.

Yeah, I guess there's truth to that. But it doesn't hurt to shop around.
But whatever the case, now is the time to buy. But be cautious and do not "back in" to a price you can afford based on low downpayment and low interest; rather, price a house with 10% or 20% down and assume a worst case scenario of 7% interest and mortgage at 1/3 to 1/4 gross monthly income. I know this sounds conservative to young people, but you won't go underwater with that line of thinking. I have been in real estate for a long time.
