Well most properties already have the homes on it. I wouldn't be building a new home for a few years.











I think the neighbors across the road have plenty of farm animals, and they have children that love to play in the road.

Can anyone help me clarify the following?

Well most properties already have the homes on it. I wouldn't be building a new home for a few years.
Each town is different. In my town the majority of land parcels do not have houses.

You could select a parcel where the house is back away from the road and surrounded by dense woods. Some homes in my town can not be seen from the road, nor from any neighboring properties.


My house sits 120 yards from the road, our driveway is narrow. From the road there is a 12-foot wide window through the trees through which a person could look down the length of our driveway to see our house.

Nobody standing on adjoining property can see our house.

when the listings say the property has "club maintained trails" or "recreational trails" does this mean I have permanent easements now for the public to ride their recreational vehicles on my land?

'Trails' on land down South are seen as 'bad' because that means people tear-up your land.

'Trails' in Maine are snowmobile and dog-sledding trails. They only operate when the ground is frozen and there is a layer of snow. There is no effect on soil or erosion.

I do not think these are permanent deeded easements, rather they are polite arrangements.

If there is one crossing your land, leave it. As landowner you have the right to say 'no' and stop it, but doing so may change your future relationship with locals.

I think it will depend if it's in the actual easement or not. Of course if it's been used that way for decades it may not matter if it's not written. You should be able to to get a copy of the land deed. I went thru this with a property in the Berkshires in MA and may have to with my families property in Washington county. In both of my cases I had easements on other peoples land that I was trying to keep. In Mass my only access to my property is thru another. In Maine we have water access rights.

I would contact the registry of deeds. Not sure exactly how it works in Maine but I found these links which may help. In Mass I was able to pull all but one record up online that one cost me $5.00 to have copied I believe.

With all due respect to the well-meaning members on this forum, you are asking questions that should be answered by a real estate attorney with experience in that specific locality.

Perhaps, but do your own research as well and educate yourself. Often you can save yourself a lot of money by doing your own work. Agents/attorneys aren't a requirement.

Correct. Many who have saved pennies have paid dollars.
