You won't be able to get a single family most anywhere near Boston with walkable downtown with that budget. Beverly or Danvers you could get small ranches or Capes but I think the commute would be a bummer (although Beverly is easily accessible to a couple of commuter rail stations). Schools aren't top of the line but not horrible and especially Beverly is a mixed income community which has its benefits.. Both have a lot to offer families. But again a higher budget would give you more options.
Closer to Boston, Arlington may have still have some condos in 2 families closer to your price range...but probably only 2 BRs. 3 BRs would be more. Much of East Arlington is 2 families and accessible to red line on the T. BUT love Arlington, great community for families. Schools great. Lots of restaurants and shops that are walkable for good chunks of the town. Playgrounds, bike path, dog parks, even walking paths galore. So it may be worth considering.
Just want to add our budget is about your price range and it is tough and depressing. It's hard to believe so many earn so much. My husband and I are both highly educated and NOT young and our combined income isn't bad but with high COL (rent and especially day care) IT IS ROUGH if want to have a reasonable commute to Boston. We've ALWAYS been priced out pretty much despite rising incomes over the years and lots of focus on saving. In any event good luck!

If cost was less of an concern, but you need to commute to the south station in Boston, what towns would you recommend ( keeping many of the OP's initial asks)
