Hello!

I am looking for some advice on a potential house in East Dedham. We currently live in West Roxbury and have sold our condo and are looking for a house. This one posted yesterday and it fits a lot of our criteria. However, it is in East Dedham which makes me nervous. It's not the nicest part of Dedham obviously but it is $150,000 less than we were planning on and it seems nice. I drove by it last night and the street seemed quiet and nice enough. As a side note, we don't need to worry about schools because our kids go to the district I teach in (Weston).

I live in Dedham and run around this area frequently and looked at a daycare nearby. I haven't been down this particular street because it's a dead end, it appears. I personally wouldn't be concerned about the area. You may want to look into the rail trail being proposed though because I think if ever approved, it would be close-ish to this house? Friends of the Dedham Heritage Rail Trail (I personally view rail trails as a positive but I know some do not)

East Dedham is the least desired part of Dedham. In my opinion the advantage it has is its proximity to Boston and some MBTA bus lines. The area is safe. I wouldnt worry about crime. Its not the prettiest part of Dedham. There are 2 housing projects in close proximity. If you drive to work, shopping and everything else it is a fine location. less than 5 mins to the square, legacy place, Dedham mall. I see the real estate there picking up just for its proximity to Boston. i know there is another condo complex in the works on Grove st. crossing Washington. so people are moving there. I think taxes are fairly high in Dedham. Give a look.

Isn't that address part of Oakdale rather than East Dedham. I thought East Dedham was east of Bussey?

I always look at resale value. It sold 15 years ago for $339,000 so it hasn't appreciated very much and because it's still listed who knows the final sale price. I'm currently seeing houses appreciate 100-300 thousand from what they sold for just 10 years ago. If you did move forward and purchased the property, 5 years from now if you decide to move, how would you come out of it. I'm not too familiar with that area of Dedham so it's hard for me to say if the neighborhood is good or bad, but you want to be able to take a walk at night without concern.
