As for the trees --- We had a house that had several trees on our lot. Some of them died and had to be taken down. The ones closest to the house needed to be trimmed back on a regular basis. As long as you take care of those trees and have an arborist take a look, you should have no problems.

Based on what I just saw across the street from my home in North Attleborough, the Massachusetts housing market is still very hot. The home across from me built in 1989 went on the market last Friday 07/10/20. There was an open house on Saturday and a few individual showings over the last several days. The open house was a bit different than the past given the ongoing pandemic as they only let one group in at a time with people waiting queued up in the drive way. House was under agreement by this Tuesday 07/14/20. It was a similar quick sale when the house next to it (which was listed by the same agent) also sold within just days four years ago in 2016.

HowieCFan any thoughts about expanding your town list to the areas north of the Mass Pike? I recall when you started your long search you were looking in Uxbridge, Franklin, etc. because one of you comuted to Johnston RI, then in a later post you updated and said the two commutes were Worcester and Framingham. Likely there are some towns north of Worcester that might fit your criteria, and I would reconsider some of the better areas of Worcester if I was in your situation.
