Ah, ok. $10k/year sounds about right for $1 million barring any owner-resident exemptions available in Duxbury.

Had that same purchase been made back in 2020 when rates were around 3%, it would have been ~$4k/month. That alone is another motivating factor to put up a larger down payment these days.

I guess they aren't worried about floods or high school drama.

It's on the water in Duxbury and all but if I was going to spend $7 mil on a home, I'd find something more impressive than this. To me, it just doesn't have that wow factor (this of course all based on what I'm seeing in the listing photos). To each their own though.

And the guy that bought it took out a $5 million mortgage on it at 4.375 - that's almost a $25K monthly mortgage payment.

For 10 million it’s not what I’d want. That’s just me. My parents have a house not far from here that cost far less lol.

I clicked on street view and if someone asked me to guess the price based on that, never would I guess $10 mil. First impression doesn't wow me on that house either....on street view, the front yard looks like mulch chips were haphazardly strewn about. For $10 mil, I'd want more of a wow factor too!

Yes I’d want something much better than that for 10 million. I mean that’s the harbor. I know exactly where that is. It’s a nice view but it’s not really an area you can swim in. It’s just mind boggling to me what I see things priced at. I wonder what the homes down by Chatham bars in would be priced at if that thing is 10 million. Welcome to the Hampton’s I guess.

So this one is one shore road in Chatham and it sold for 7 million
