I can't imagine a realtor would ever tell someone not to put in too much or tell them no.

A good realtor would have said something in this case I would hope and maybe they did. Who knows. Just seems like the buyer got screwed but we dont know the scenario. Maybe the buyer was Elon Musk.

Elon is too bright for that nonsense. And he could probably buy the town of Dedham. (if he really wanted it)

It's called professional ethics. A realtor is supposed to work for the client.

That's why we need ethics.

What evidence is there that the realtor violated ethics or their fiduciary duties?

I mean I would think maybe there were multiple offers on the house and finally someone put in something way over asking? Why else would you? I've heard investors are buying up properties maybe that's what happened here. I can only speculate but whoever bought this house is not the average Dedham family which for the most part has been middle class. Whatever that means these days.

Could very well be. Realtors aren't typically the types of personalities I would generally spend quality time with, but I'm also not down with blaming them because someone dropped a million bucks on a piece of real estate. If they were scamming low income people or something my feelings may be different, but lenders also usually play a role in this too. Personal responsibility is a thing.

I'm surprised that $206 over asking is considered a lot there. In a city near us, Bellevue, WA that would be considered a lucky buyer.
