Here's one not selling all the way out in Wrentham. Almost to the RI border. Originally put on the market at 850k now down to 675k. That it's from 1844 isn't helping I'm sure, plus it's got a bad solar contract.
Down to 625k now. They've had two people bite only to pull out. The second time was last week and the seller relisted yesterday. 271 DOM. At what point do they eat the solar contract even though it's 40k.

Maybe once they have their home inspections and find out that it's serviced by an Eljen In-Drain System it is scaring folks away? (ask me how i know....hint- look up the public records for this property on the registry!)

How do you know that and why is it a problem?

It has a lien on it from 2002 that will be satisfied from the sale. That shouldn't be an issue.

Actually, Wrentham and Franklin are two towns on my list of possibilities so I do look at properties there.

Well if you know anything about those systems, they are not traditional. They are geared toward properties with bad drainage, high water tables and poor soil so there you go....

I guess I meant how did you find that from deeds.

It's on file in the Norfolk Registry of Deeds as a Restrictive Covenant against the property (recorded 11/15/22), pursuant to the requirements of Wrentham Board of Health.

There are a ton of them in my town. You can’t have a traditional leeching field anywhere near salt water here. Any property near salt water that has transacted since 2006 failed Title 5 and has a mound. It’s why I limited my house hunting to the part of town serviced by sewer. Though if you amortize my sewer bill over 30 years, it easily pays for a mound system. You pay one way or another.

Got it. But we don't why they decided to go with this system.

IMHO, the bigger issue is the residential addiction treatment center right across the street.
