The mill rate in Barnstable is $8.64 and there’s a $120k exemption. 20% of the first $600k. The fire district tax is pretty high, though. Still, a $750k house only pays $5k in property taxes.

This is a nice house with a pool that went under asking by 60k:

Kitchen is dated...but I'm surprised it went for under asking as much as it did. Maybe there was a problem.

Nice house.

But i'd have to redo that kitchen and strip the wallpaper and paint pretty much every room. That trimwork drives me nuts

Not familiar with the market there...how much do similar turnkey houses sell for?

When I have looked things haven't been going for under asking really. Here's a house that went 20k under but it's on a busy corner, not much land and no pool:

I'm surprised by the one I posted above just because there is a lot of land, lots of privacy and a pool.

I'm not sure a pool is helping the value in MA. They're expensive to maintain and are only useful for a couple months out of the year.

I'm sure some buyers would be interested in one, but it narrows down the prospective buyer base as many others will see it as a frivolous feature that comes with downside.

All my kids seem to care about in life is a pool these days. I get it that they can't be used throughout the year but sometimes I wish we had purchased a house with a pool especially since they don't seem to make the home more expensive. However putting one in yourself is a whole other story and the costs just seem to be going up immensely.

I think it'd take more than $200k to get it from the house with the pool to the $950k house, so in that sense just on the house alone its a bit of an overpay, but the pool is nice and the lot is larger so probably the main factor.

Whether a house goes for over/under asking price is more a reflection of the initial list price than the house itself. An amazing house can be overpriced, and a mediocre one could be underpriced. Having a pool or a large lot or being on a busy street shouldn’t affect the list price to sale price ratio - just the final price itself.
