But there is a lot of lag in the data.

A few examples of houses I toured recently because I liked location, but I thought the asking price was too high for the house. And then they went for 100s of grands above asking.

Meaningful drops in that market segment are not likely. Plenty of high-paying jobs are shielded from economic downturns, and with tight inventory bidding wars in sought-after towns will keep happening.

They're preaching to the choir. Tell it to the thousands who are still coming here in droves, continuing to drive up the already outrageous prices. Maybe they'll care once they get their new property tax bill after the next re-valuation! lol

Good thing you didn't tour that Wellesley house that went for $500K over asking!

$1.85 million for that Winchester house and it doesn't even have a garage!

Which one went for $500k over? I've seen a couple $300K over in Westwood recently and thought that was a new record. Apparently, these over list records are being broken and reaching new heights every week! The world is nuts!

One man's "1.5 and no garage? Insane!" is another man's "only 1.5 for something with 2 or more bathrooms in my desired location? calling my realtor right now!" around here. Different strokes for different folks.

Um, it's more than different strokes. There are some folks who can't afford much of anything around here. I know that bothers no one on this forum lol.
