Egg Harbor Township is right near Atlantic City. Little Egg Harbor is a bit farther north in southern Ocean Township. We had looked at property in LEH about 17 years ago. I was not thrilled with it. I happened to be in that area yesterday and was very impressed with the many lovely neighborhoods that have sprung up over the years. It was quite a change from what I remembered.
I wouldn't offer the buyers' agent a big bonus...you're better off to put that in the buyer's pocket. If you're going to offer a financial incentive, offer to pay the buyer's closing costs up to $5K or more, which is a great deal for the buyer, since closing costs will come right out of their checking account.
