We are looking for a SF/TH under 400k with 3+BR and 2+Bath. Is there anywhere I can find new contruction for that price in Bergen County.
We are really tired of looking at 1930s renovated houses with attic rooms.

I'm guessing not. Developers don't build low-priced houses in Bergen County and haven't for decades. McMansions, yes, IF they can find a little piece of undeveloped land.

OP, have you looked at Rockland County at all?

Not that I know of, there are a ton of "relatively" new townhouses in Clifton for that budget(like Riverwalk), then again that is Passaic County and they aren't new.

For that price you will NEVER find anything new anywhere in Bergen County or North Jersey area, not even in Rockland County or anywhere in NY Metropolitan area. Homes are expensive here, especially new ones' unfortunately.

For what you are looking for, you need to go up around $500 K (In busy street) or $600K+ in more quit and residential street.

Maybe in hackensack. In englewood a large new complex has been built but under 400 means a 2 bed.

Sadly, OP, this is true. The 1% priced everyone else out of home buying in Bergen County over the past twenty years. Even in Bergen County's least desirable towns (not that Bergen has any truly horrible towns), a 3BR 2BA new construction for 400K would be a stretch. The few new townhome communities being built are almost always in less than ideal areas, 2BRs, or insanely expensive (as mentioned above).

In a decent town, you're going to have to settle for something 30+ years old for a 3BR townhome or 50+ years old for a single family, and probably still have to go over 400K while having to put some work into the property.

Budget's too low for your criteria. Change county, raise budget, change your criteria, or accept the fact that this is what you can afford.

Thank you for the inputs. That being the case we can consider nicer condos as well, any recommendations?

For 400k 3bed/2bath in Bergen county for fairly new condo (built in 2000s), you should be able to find some. Although for 400k, I'd imagine there won't be many of those on the market still. Easy rule of thumb for you to find out is to goto NJMLs and fill out your criteria, select every town in Bergen county...run search to see what pops up.

I think key thing will be what defines 'nicer' condo in you opinion.
