Hi,
My husband and I, empty nesters, must relocate from suburban Boston to NJ. He is a consultant whose office is in W. Orange. Usually, he is at a client, which could be anywhere in north Jersey or Manhatten. He will be in Parsippany for the next 9 months, though. We are both educated professionals looking for a 2 or 3 bedroom house or townhouse. We currently pay close to $8K in taxes in MA and would like to cut that down. We are looking at retirement in the next 10 years when our income will fall substantially. We do not want to live in a strictly over 55 developement. Any suggestions would be greatly appreciated.

Look in Union County, the taxes are a bit cheaper. West Orange is a very nice area, as is Livingston, South Orange and Maplewood. (taxes a bit higher there)

Unfortunately since you are moving to NJ, I would say your taxes are probably going to end up being the same or rather close to what you are paying in MA. NJ sadly has the highest taxes in the USA and as a result, you end up paying a ton! Expect at least $4000 a year in taxes for a ranch and that is VERY VERY lucky. You will be looking at more like $6000/year. The larger the home or larger the style of the home, the more the taxes.

Now as far as what to live in, it is all up to you. With a townhouse you tend to get something newer but your taxes tend to be about the same as a comparable size house and you end up paying a maintaince fee. If you go with a home, you have to factor in lawn care, and exterior maintaince. It is a toss up either way, but all depends on what you are looking for.

Union County is a good choice for taxes. For example Union Township you can still have taxes in 5000s or low 6k, Springfield doesnt have high taxes also if you are not looking at the houses in 600k and up but Union County is pretty good with good commute to NYC

if you ask me, union county (with the exception of westfield & summit) is the last 'hidden gem' in north jersey. Low(er) taxes, very commutable, still affordable.
